1. Is your builder a member of Federation of Master Builders?. Check their accediations. Give FMB a quick call before you hire your builder to ensure that their membership is still valid. Enquire with FMB as to what are benefits to you as a customer of hiring a Federation of Master Builders member. What if they are about to go out of business?
2. Check their Identification. Are they trying to be someone else? Where do they live? How can you be sure? Have you seen their utility bills?
3. Make a list of jobs that need doing and get a quote for each small job. No matter how small each job is. Get a different quote per job. It is as simple as that. This is your project plan. Never ever change the plan because that is when problem will happen. If part of house needs plastering then stay with plan. The only way you can keep handle on things is by staying with your plan so do not add jobs or remove jobs.
4. Ask for a fixed price quote and not a daily rate. If you rely on time and materials then builders will take advantage of you and a job that normally takes a day to complete will probably take two days if not longer.
5. Check their references. If in doubt, ask your builder to prove that they are their previous customers and not friends. Google up your builder. Has anybody tried to sue them in local country court? It is always worth checking who you are about to do business with.
